Yes. Costa Rica grants the same property rights to foreigners as to Costa Rican citizens. No residency or citizenship is required. You only need a valid passport, a tax identification number, and a Costa Rican notary public to formalize the deed at the National Registry.
Prices vary by location and property type. A residential home can range from $60,000 USD in rural areas to over $500,000 USD in coastal zones or the Greater Metropolitan Area. In Valle De El General, prices are generally more affordable. At BRISIL we handle properties across all price ranges.
You need: a valid ID (national ID or passport), proof of income or financial backing, and a notary public. The notary will verify the property is free of liens at the National Registry, draft the deed, and register it. The full process typically takes 4 to 8 weeks.
The process has 4 stages: (1) Property selection and purchase offer, (2) Due diligence: verification at the National Registry that it is lien-free and has a cadastral plan, (3) Signing the deed before a notary public, (4) Registration at the National Registry. BRISIL guides you through every step.
There are three main costs: (1) Transfer tax: 1.5% of the fiscal value or sale price (whichever is higher), (2) Registry fees: 0.5% of the value, (3) Notary fees: between 1% and 1.5%. In total, budget between 3% and 3.5% on top of the purchase price.
